As always, we know you will have some questions when starting to plan your project. Below are the things that we get asked the most. If there is anything we haven’t covered here, feel free to send us an email and we’ll get back to you shortly.

Extensions

  • This is all dependant on the location, site conditions, size, etc. An approximate guide for the works would be 2 to 5 months for the average single storey extension.

  • The project would be totally managed by myself; programming the works, co-ordinating all trades, overseeing work, checking quality, calling in materials, and liaising with you on a regular basis.

  • If you are planning a rear or side extension and live in a terraced or semi-detached house, it is important to consider access – In other words how will building materials and larger items, such as diggers, be brought to where they are needed. These questions can all be resolved prior to the commencement of the works to ensure the smooth start to the project.

  • Planning permission for an extension is not always required. In some cases, a single-storey extension (and even some two-storey extensions) are allowed under permitted development right. If this is the case for your extension, you wont have to make a planning application, although a Certificate of Lawful Development is recommended. To be classed as Permitted Development, your extension will have to meet a range of criteria relating to its size, height, materials, location and orientation.

Loft Conversions

  • Unfortunately sometimes this is not practical due to the existing structure, however this can be determined at a FREE no obligation survey and consultation.

  • Some loft conversions require planning permission. Generally, this is required when you live in a conservation area or a flat/maisonette. If this does not apply to you property then under permitted/lawful development rights a Certificate of Lawfulness can be obtained from the local authority.

  • Loft-conversions for habitable accommodation have to conform to current building regulations. Working plans and structural calculations are produced by our architects that would work closely with you to maximise space and optimize the potential of your loft space. Our service includes the preparation and submissions of these plans to your local authority. All appropriate notices are served and on your behalf we liaise with your local authority.

  • Typically under normal circumstances a loft conversion will take approximately 6 to 10 weeks to complete.

  • We try to keep disruption to the house holder to a minimum. For the initial part of the conversion we will not need to gain access to your house. All entry and exit will be through the roof via the scaffold. We will only access your house when absolutely necessary.

  • Yes, we do more than just loft conversions. We regularly are involved with kitchen and bathroom re-fits, house extensions. We are happy to do any additional work either alongside or at the conclusion of your loft conversion project.

Kitchens

  • Yes, we use a local supplier who have design consultants who can design your kitchen transformation. You can arrange an appointment with the designer who will produce 3D plans based on your ideas, showing how all its elements fit together and works in your space.

  • We are available to project manage the design through to the completion of the project including; qualified gas safe plumbers and electricians to complete the works in accordance with the latest regulations, plastering, flooring and decorating. Basically, the full package.

  • The length of time it takes depends on the size of the project. If the kitchen is a small to medium size this can take anything form 2 to 3 weeks. If it’s a larger project with structural work and additional works this can take around 3 to 5 weeks.

Bathrooms

  • Bathroom refurbishments can take between 1 to 3 weeks.

  • There are no regulations for a bathroom refurbishment but if you are moving the bathroom to another room, consideration needs to made for the bath location to make sure the floor has adequate strength to support the bath when filled with water.

  • This is very dependant on the size, type of sanitary ware, tiling, structural work, etc but you could expect to pay anywhere between £3,000 to £8,000.
